open, adequate sized spaces; WiFi actually works

overpriced & understaffed

We made a phone reservation - but late afternoon arrival found no one home; name not on list - and little clue where to park. after completely setup, a person arrived and told us we made a bad choice.  most overpriced KOAs at least provide office staff during a normal business day - so you have a sense of getting some of "your money's worth"
