2006 Alpine coach Apex What is it worth?

I just got called on a 2006 Alpine coach 40' apex 4-slide with 1700 miles. The guy is looking to get a boat and a less expensive rv. The sticker price was $423,221. Book is 260k high and 220k low. It was purchased new 10 months ago. What would this REALLY be worth? Is anyone looking for one of these?

Joe,
A couple of observations that MAY be true.
Since this is a 2006, the tires are most likely from 2005 so they are due to be replaced due to age (not mileage).
There will be lots of other things that have "aged/rotted", belts, hoses, etc. that will need to be updated.
Any Alpine is a desirable coach, the APEX is the higher end from WRV and there IS a market for them, but $220 - 260K range seems a bit high (there are some pretty nice 2011's in that range).
Bottom line - IMHO at the right price that is a good coach.

It is still a buyers market, so based on comparable sales, I would say....
Coach-105,000 MAX
Tires- 3000
Batteries 1500
misc 1500
Service Policy 4000
total 115,000 (serviced, new tires, new batteries, w/service policy)

Be wary of a complex coach that has sat for 5 years with little use. We bought a beautiful 40' Beaver Patriot years ago with 14,000 miles that had sat in the Texas Gulf Coast humidity for 5 years. Disaster. Could not take the thing out without being towed in for repairs.
As for the list of things to be done:
The Silverleaf system will need to be updated including the latest programming and new configuration tank sensors which will fail if they haven't already.
The touchpad controls for the Smart-Beds will probably fail if they haven't already and can be replaced with reliable rocker switches. Not too bad of a DIY job.
The Carefree of Colorado front shade will probably fail and need to be replaced with MCD or something else.
The steering bracket mod needs to be done. Again, not to bad of a DIY job.
Now, what's it worth? I have an identical up-to date debugged coach with almost every option that was offered plus some that weren't like MCD shades, queen size hideabed couch, 3 15K heatpump AC units & a 10K generator. Did a lot of cabinet additions. New 2800 Magnum inverter, new Michelins and new AGM batteries & cables. I would sell it today for $200K in a heartbeat. Can I sell it for that? We talked to a RV dealer here in Palm Springs yesterday and he painted a very bleak picture. Heck, 15 more years and it's mine or my heirs.

Basil can you provide a link or part number for the replacement SB switches please.
Now we just had the big passenger side window replaced due to fogging, new cabinets under that window, and we are going to get MCD shades for it now that those repairs are done. You want to pay me 200K, I will deliver it to you, give you two days of "learn how everything works" and for 15K more I will throw in the 09 Jeep Wrangler and all the towing stuff. So for 215K it's yours.

I got the switches (4) & bezels (4) at West Marine

I don't have the receipt but I am relatively sure this is the switch I used.
BEZEL Part number 82159-1-BP:
COLE HERSEE Rocker Switch Modular Bracket Kit at West Marine
Two end sections snap together to form a rectanglar enclosure for 2 switches with a lip all the way around.
Here are some pictures. It was not too bad of a DIY project. When doing the second installation, I found if was easier to just solder the WRV wires directly to the switches rather than the splice method I used on the first one. Take great care in laying out the cuts in the coach fiberglass walls because a screwup could be very expensive to have fixed. The most difficult part was hogging out a rectangle in solid wood on the driver side.
I have found these switches to be very reliable. I notice that there is also a version with a rubber cover but I had no problems in Gulf coast Texas toad strangler rains with these.

The seller does not have a great feedback history. Good chance he will cancel the auction near the end if it does not reach his required price. Beautiful coach though....
