Delamination - 2005 NRV Dolphin LX 6342

I am experiencing delamination on my bedroom and living room slideouts. It started about two years ago on the rear bedroom slideout and seems to be getting worse. It is most noticeable around the frame. It initially caused the caulk to separate between the sidewall and the frame. I replaced the caulk to make sure water could not get in the cracks and potentially make the problem worse. I am now seeing the sidewall "bubbling" around the horizontal cross member that is in the middle of the slideout wall just under the window. The living room slideout sidewall has started to show more this year. I have included pictures of the rear slideout.

I have searched the forum and found threads that reference delamination but nothing very specific. Has anyone experienced similar issues on their NRV rigs of similar vintage?

I saw a lot of this on a 06 tropical that was for sale. I passed it up. It is not cheap to fix.
