Rubber Roof Peeling

I have a 1998 National Tradewinds and the roof is peeling on the sides. The roof looks excellent and doesn't leak other than the peeling that looks unsightly on the side. I don't know much about roofs but does anyone know if I can scrub off this layer? Also should I put a sealant over the top?
Any info is greatly appreciated. I really don't understand much about roofs. Thanks again for any info

Are you the original owner? If not maybe the prior owner used a roof sealing product like Kool Seal or Dicor - popular products used to prevent/mitigate leaks. If so - you can peel off but if it were put their for a reason you might want to reapply a fresh coat or use eternabond.

That EPDM covering is at least 12 years old, and past the 12 year warranty period. Replacing the covering is expensive sure, but if the membrane is actually seperating/peeling it is shot, and will likely begin somewhere else soon.
If is has a coating applied as ksg suggests, most probably it was applied incorrectly, over dirt,etc. If this is the case, he has a good solution.
BTW, Kool Seal is not approved for EPDM material, if the website is accurate.

So I could peel off the edges where its peeling and apply dicor to reseal the edge again. Is dicor like liquid roof?

I think I'd use some Eterna bond tape in a 4" width after you peel.

The pic looks like someone applied some kind of material to cover the edge only - and that material is peeling off. Is this correct or is this peeling material all over the roof?

It is only on both edges of the rv. It looks like it was applied from where the roof ends on the side to the gutter. Looks like it it only on the metal from roof to gutter. I have another pic here. Please let me know if the tape is still the best solution.

That looks like Kool Seal - its a rubberized paint that is easy to put on - looks good for a while - but will eventually peel off. No big deal to remove. You can reapply another coat or change to something else.

Google Kool Seal - they have their own website. Dicor makes a similar product but stay away from the Dicor leveling products as they are designed for flat surface. Eternabond is another alternative - it's more of a permanent fix but takes some prep work and harder to install.

Eterna bond tape isn't that difficult to install, but in your case you will want to get this "stuff" off of the roof before you put down the Eterna bond. Eterna Bond is very aggressive as once you put it down you don't have any second chances, so start out straight. I did both roof edges and the front and back seams on my Tradewinds.

Thank you everyone for the help. I went with the dicor product from camping world. After allot of cleaning and prep of the roof the sealant went on smooth and looks very nice. Thanks again everyone for all the help
