2005 Excursion - fresh water dump valve won't close

We have a new to us 2005 Fleetwood Excursion and when trying to fill the fresh water tank, I noticed it was leaking out of the dump valve drain on the passenger side. The valve does not want to close completely. It gets to a certain point and gets extremely 'sticky' before it closes completely. I feel like if I try to turn it any harder, the handle will break off. Has anyone else run into this?

I'm thinking I just need to replace the valve, but thought I'd check here for any suggestions, first.

Also, it looks like PVC, so I am assuming a PVC ball valve and appropriate pipe fittings is the correct replacement.

I have the same rig and my valve stuck also. Replace it and problem solved

Replaced mine with a better quality valve from Home Depot....easy job!

Original valve broke when attempting to close.

Same here on 2006 Excursion. Handle broke when trying to open. Replaced with standard parts from Home Depot.

Handle(?) plastic piece broke or valve broke? Valve was still operable i.e. With pliers?

Handle was not "standard". Thought I could buy a new valve and the replace the handle only but could not. Cut out old valve and glued on new one.

REV uses PVC ball valves on all their tank drains and the valves are destined for failure at some point because they are made cheaply. I would have paid extra for a brass or stainless ball valve, which I will install when mine fails. I think they sometimes slop too much PVC glue in the fitting and it gets on the ball making it hard to rotate

Most of the cheaper ball valves use a O'ring embedded in the ball. At our lot I noticed when we winterized and left these valves open, the valves dried out and had a high failure rate. We started closing the valves as soon as the water was drained and the failure rate went way down. The valves are lubed when new, but over time the lube is worn away. the dry O'ring is easily damaged. My 1998 Pace Arrow has all ball valves. They are 19 years old and I have had zero failures using this method.
