Leveling jacks covered with oily dirt

We're considering a 1998 Discovery. The leveling jacks are covered with an oily grit. Not sure if they're leaking but suspect that is the problem. Is that typical of older motorhomes? If not, is it a costly repair?

That is a good sign they are leaking and the oil is attracting the dirt. The only other explanation might be that the owner stored the coach with the levelers down and maybe sprayed them with something like wd-40 to protect them from corrosion. I wouldn't say that leakage is typical. Not sure what it costs to replace the seals. Are all four leaking?

Costly is a relative term. If it's hundreds, I'm OK with it. If thousands, I'd walk away. Thanks for the reply.

The most likely reason is the owner spraying the jacks to protect and lubricate them. Look for red fluid. If they are leaking there will be red fluid on them. It would be very unlikely that all four are leaking. If you have to rebuild them, it is cheaper to have it done locally. Several of my customers had it done in the Atlanta area
for about one hundred dollars apiece.
If you do purchase a motorhome, DO NOT use WD40 on the jacks. WD40 is harmful to rubber and is not recomended by the by the manufacturer. Use Silicone spray.

Looked at the jacks again. It is the outside of the jacks that are dirty. The supports that drop down are actually in very good shape*with no visible dirt. Owner says he adds fluid from time to time but they work well.

Thanks for the responses. Never had a motorhome so I'll be asking a bunch of dumb questions.

Gary, another big question to ask, how long has the motor home been setting without being used? Just setting can cause more damage than being on the road. The tires should not be over 4 to 5 years old either! Good luck!
