We washed our roof, with Dawn, let it dry, for 24 hrs, then coated the roof, with a product we purchased at Lowes that is designed for rubber roofs. So far no leaks, no problems.

Not sure if this is the same as TPO which I have on my 2009 Expedition. I called the manufacturer and they said to wash the top with Murphy's Oil. I usually wash it with a mixture of Murphy's Oil and water with the same brush I wash the MH with. I normally wash it once to get most of the dirt off and then go over it again to try and leave a coating on it. I still rinse it with water as I am washing it. Even after rinsing, it leaves a finish which seems to bead the water. I usually do this once a year. My unit is parked under a shelter when not on the road.
