Beaver Santian help

Currently we have a 07 Pace Arrow 38P (gas). We are looking at an 2005 Beaver Santian series M 40PRQ 350 with 22,550 miles and has been kept under roof when not in use. When new it listed for $226,723.00, the owner now is asking $135,000.00. The unit is loaded and in VERY good condition inside and out. It is owned by an elderly couple who don't feel safe driving it anymore. This looks like a good deal to me but would like some advise from owners of this type on MH. Also anything you could tell me on what to look for and any potential problems.

NADA Guide Low retail is $95K Average retail is $114K. Most private sellers get less than low retail. Sorry, but $135K is way too high. Loaded and good condition only rate low retail from a private seller, max price should be no more than $95K. You can find pricing at

Right now most MHs are going for 15 to 20% below NADA LOW retail. That is putting them right at wholesale and that is what the banks are loaning on.
