leak investigation.

So when we buy our new to us Motorhome (2007 Monaco Diplomat) we notiice the dealer is fixing 2 tiles on the floor on the corner of the hall leading from the front living area, past the bath to the bed room. I didn't give it much thought until this week. It's raining and we have a leak they didn't bother to tell us about. Now here's the issue.

I'm trying to trace the leak to it's source and looking from thoughts from the you experienced pros...

1. The leak is appearing from the corner of the wall between the bathroom and the living room, right behind the toilet.
2. The leak has not appeared until this trip. (about 1 year since we purchased the MH)
3. The leak is small and running from the floor corner of the wall and then "apparently" into the floor.
4. Its not a lot of water.
5. There is a wet spot on the upper shelf above the washer/dryer that is only wet when it rains.
6. No other locations are wet, that are visible without tearing out a wall.
7. The potable water tank is under the floor that has the 2 wet tiles.
8. the leak has shown up twice.
9. the light trip from a black PVC pipe going into the ceiling above the washer /dryer does not "appear" to be enough to create the floor leak.
10. I over filled the water tank once... and then ran some of the water out.
11. It has rained twice
12. I believe the water pressure here is high, so I took us off city just after the first leak, and ran off the tank. Yesterday I dropped a pressure regulator on 45PSI and went back on city water.

So there are a couple of suspects, some logical, some timely, and I've begun to attempt to eliminate the suspects.

This sounds like an Agatha Cristie mystery novel. It appears you may have as many as three separate issues. Leaks are sometimes difficult at best. My best suggestion is to ask on Monacoers Yahoo group as well. Maybe someone there has had the same issues. When I had a leak it took detective work and some simulated rain to isolate. You might go up on the roof and re-caulk just in case. I would stay off city water even at only 45 lbs until I had isolated the rain induced leaks.

Georgia, in your op #9 you say you can see a "drip" at the black PVC going through the roof. There shoulld be zero leak. You need to check your vent pipe on the roof. Check the plastic vent for any cracks and replace if so. If no cracks you just need to reseal the vent. Use a self leveling lap sealer they have it at any RV store. I suspect that is where your issue is. Hope this helps.

I had an identical leak, resealed thereof vent with Dicor and no more leak

I was leaning toward your thoughts... I'll go up on the roof tomorrow and reseal the vent just to make sure and then monitor! thanks so much everyone!!!

Had the same leak, Noticed when I grabbed a towel from the shelf above the washer/dryer. Turned out to be a pinhole in the sealer around the plumbing vent.
