Currently hooked up to city water and the hot water pressure has dropped considerably. Same when I switch over to the water pump. No leaks noted. Any ideas? Cycled water heater by-pass valve, no help.

Check your outside shower valves. Be sure they are off.

The HWH has a check-valve that is clogged. This c-valve is located where the heated water comes out of the HWH. It is placed there so that water is prevented from entering the HWH in a backward direction.

Typically, the check valve is a piece of plastic fitted into the threaded bronze outlet port. You can unscrew this port and clean it out....or do as some of us have done: unscrew the port and remove the piece of plastic completely....then reassemble all parts.
