Hope this has not been discussed before on this forum.
What is recommended by PI? Do you lube the slides, if so , with what or do you leave them dry?
I purchased some slide lube from my dealer about 4 years ago and I have cleaned the slide and re- lubed about 2 times a year. It seems like I am getting more and more buildup so I cleaned the slides completely and thought I would try no lube.

What you are doing is really the best. Clean you rams and lube. There has been several discussions I believe somewhere is the Forum about what to use. We use products right off the shelf that have been made for Slideout Lubication. But the key is to keep it clean from the build up of dirt and debris. Someelse you can to help assist the slides is wiping downt the outside floors of your slide. Use a towel/rag and spray a mist of silicone spray on the rag and wipe and clean the darco on the underneath side of the slides. This assist the flooring on sliding up the thrush and coming in on the rollers. It is most beneficial on the bedroom slide as it is sliding mostly on the base of the opening and assisted by rollers.
Good maintenance is the best for the complete unit. One last thing is to keep you slideout seals lubed, use the same method as the underneath of the flooring. Make the bulb slick and helps them fold in around the room and not bind.

What we have found to be the best to clean the goo off with is Carbulator Cleaner. It gets all the gunk off and then wipe it down. We have also used Gas to wipe grease and stuff off with. (You will want a well vented area, and no outside flames, Safty First). Let dry for a period then apply your lube. Run rooms in and out a couple of times, then reapply lube again. Should be good to go.

Thanks for the positive. Something rattling in my little mind may someone could start to take about is general maintenence, and one of the big things that we see a lack of is watching your sealants. Sealants around windows, slideout trim, gutter rails, etc. will start to stretch and pull away, allowing water to enter the area, causing damage long after is has started. The damage is something that is not noticed for awhile, and once it is, sometimes it is to late causing damage beyond what could have been prevented. If you notice sealants starting to crack or pull away, remove as much as you can and reseal. Roof sealants are something else to watch. They can blister and pop, causing water to enter. You should always keep a eye on that if possible.
Just something to take about and maybe bounce off each other on maintaining your unit.

Is there any kind of special lube, or dressing that should be used on the slide seals? (the flexible seals)

A silicone base product will work very well. Protect all, 303 Protectant. These products will work very well. We use a straight silicone Spray on a rag/towel and wipe the seals down with it. It makes the seal slick and this is what allows them to flex.
