Today we had our 5th water leak and this time it's from the water hose reel where it connects inside the bay. We have only been here at James Island County Park in Charleston.Sc. since Friday and they have high water pressure. Had the regulater in line. Have had to remove everything from the bay and now have a heater in there trying to dry it out.Keep checking connections but you can check only so many times. Never had any water leaks in the 2005 Excel.If you have a hose reel suguest you check it.

Dick, sorry to hear about your leak. Are you using a household water pressure regulator? My luck with RV style water regulators are not good. My experience is the RV type with allow water pressure raise (over time) to almost faucet pressure if the pressure is 70 psi or more. Have you dead headed a gauge at the faucet to see what the actual pressure is? Do you have a gauge on the regulated side of the the pressure regulator (actual pressure going into the coach?) If you feel good your not putting more than 60 psi into the rig, then start approaching the issue of the leak at hand.

Can you get inside the reel and see if you can determine the actual source? May just be a loose clamp.

If it's a known issue than I bet Bryan will chime in. Hope this at least makes you think about some things. I personally haven't had the reel apart (don't have one - I think they started this option in '06)

I saw the regulator that Tom uses, really nice and will try and make one like it for my unit. He wouldn't let me touch that either.

I to have no experience or seen the hose reel so can't input on a fix. Would suggest using a fan might help with some of the moisture drying. We use blowers and air-conditioning to dry carpet and walls just painted. Under certain conditions using heat could cause mold/mildew problems if not vented properly. Notice how quick grass or other surfaces dry when there's a good wind...same thing.

RS, It may help to dry if you can open the doors a bit to get some air exchange in there. Also with a larger leak would the insulation in underbelly be likely to get wet and if so how would one dry that out? anyone?
Here is a link to the Watts Regulators myself and others here use and thanks for the heads up on the hose reel fitting as well.

Got an email from Rsteabag (Dick) and he said there was a common hose clamp in the reel mechanism that needed to tightened. My guess sounded good....for once I'm right. Just FYI.

Hi tom, thanks for the help on the water leak. As I had said to you the leak was inside the bay. All they use is a brass fitting that has water hose threads and the hose from the reel poks through the back of the hose compartment and hooks to that brass fitting just like hooking your hose to the outside water source. It's hard to get tight a wrench and a pair of water pumo plyers took care of it. I did put a gauge on their water faucet and it had 85 lbs of presure. Checked it with a cheep plastic water regulator and it allowed 85 lbs but the brass one gave me 50 to 60 lbs so was lucky that I had a regulator in line or there would have been more water on the bay floor.

Thanks Dick for the feedback. Sounds like we got lucky and guessed right on this issue. We are going to that park in a couple of weeks and will use my old faithful Watts regulator. Run it at 56 lbs. Works for me. Can't believe the difference in water pressure...I've seen as low as 26 psi to a high of 105 psi in my 3 yrs. of FTing!

P.S. In my rig...the elbows and other water connections start to leak at 75 psi. Just FYI.
