This seems to be a multipart question. Covering a spare tire seems to be worthwhile project. The tire has materials in the rubber that come out when running to protect it from UV rays that cause the rubber to deteriorate. A spare does not get run so protecting it from UV rays is worthwhile at all times. Search this list for exploding spare tires.

As for covering the rig and a/c - That has always seemed to me to primarily a cosmetic choice. Yes it is likely to make the unit look better and perhaps last longer, but getting a reasonable cover is a problem. I see people that just cover it with a tarp and tie it down. When I tried this in Atlanta, it forms black mold under the cover because there was not enough airflow. Next I tried placing boards across the unit and covering that with a tarp. It the mold formed along the boards from the condensation. I gave up and left it uncovered. I purchased a barn for my current rig, but I made the mistake of getting one too narrow so I frequently leave the rig in the driveway and pay to have it waxed every so often.
