Buy a commercial warehouse to store?
Hi, has anyone purchased a commercial warehouse in an industrial area to store their RV in? Wondering if there are any gotchas to consider...

One of the issues will be property insurance - you need to get a separate commercial policy written. I was unable to use a residential policy even though the only use is for storing the coach.

We rented space from a guy who did this. In discussing it with him I did not hear of any special considerations. After that we bought an industrial condo to store ours in. It was 2400 sq ft and I had room to also store (rent to a tenant) 8 classic cars. No issues there and insurance wasn't hard to secure.

We lease an existing 60'x100', 6,000 sq. ft commercial grade building that is co-located within a gated/security monitored complex with other similar size buildings to store our coach and other items in, i.e. vintage automobiles, etc. The building is well insulated, and has both 50-amp service and exhaust fans which serve well to keep the temp & humidity in check.
Our MH coverage is with Allstate who confirmed there is no issue with our method and location of storage including it being a leased property.

Just renting an enclosed RV storage 14' x 60' was $500 a month plus electrical cost here.

Several years ago I needed about 2500 sq ft of warehouse space and ended up buying buying a 15000 sq ft warehouse for about the same cost as building the 2500. I only use about 1/4 maximum for the business and the rest holds my MH, my brothers MH, three boats, two jet skis, several motorcycles, a big grill, and a lot of junk. Without the business footing the tax bill, the taxes would make the building cost prohibitive just for storage. If and when I sell the business, I will sell the building and build a much smaller building outside of the city for MH storage. Because the building is in the city limits , in an industrial area and zoned industrial, the taxes are many many times what they would be on private property in the county. Oh, one MH one the grill are the only two things I own, the rest of the stuff belongs to friends or family, they are going to miss me one day.

I have more ambition than that I want to store an RV, plus a couple cars, build a workshop, store some stuff, have sewer/water. Basically, a large and distantly-detached garage.
Plus, I use a 4% cap rate for financial planning, so $500/mo is equivalent to a $150k purchase. Everyone has their own numbers, but those are mine.

Taxes on a commercial building could be prohibitive.

Good luck finding any commercial storage space any where near the Baltimore metro area for less than $1500 per month plus utilities & insurance.

Come down south, I will sell you a 40,000 sq ft warehouse for $750,000 though it will need some modification for RV storage (ramp as it is a dock level warehouse throughout. It could also use some maintenance.

I guess my 20000 SF solid concrete bunker at $75k was a bargain. maybe the one next door at $150k is still good price.
