Delamination area to watch for.
I am constantly watching the problem areas around the windows etc for signs of Delamination and found a new one today that could have easily been avoided... A small area below the access cover for the fridge opened up. When I pulled the cover frame off I found the builder left the cut out opening in the wall unsealed and did not extend the water drain from the fridge outside the compartment, so every time the fridge melts off the ice/ frost accumulation from the evaporator in the fridge, it would end up draining down and sitting next to the cover to be absorbed into the luan under the fiberglass outer wall. I'll extend the drain out a little so it will hang out the top row of louvres slightly.
I have had pretty good luck using Git Rot to repair the water damage to the sub surface plywood, but it wicks so far back into the wood I need to go back and glue it again after it has cured to get the surfaces to bond together. A few pictures to show the offending drain. The fridge is a Domestic, not sure how the Nor cold is set up. Having problems with pictures at the moment I'll add when I can.
