I store our MH in the same environment. The unheated garage normally stays 6-10 deg. warmer than the outside. If daytime highs reach 50 or more, and nighttime lows stay above 28, even outside, the RV plumbing does not freeze due to residual heat in the RV. We usually have enough sun here in IN to accomplish this.

Ray, you are exactly right. I made it out to the barn today. Temp outside the barn was 40... Temp inside the barn was 46.
I went ahead and dumped the remainder of this last winters' pink into the washer and ran the drain pump. Disconnected the ice maker supply lines, and opened the low point drains. Not worried about the water heater.
I feel better.

burst water lines?
Just took our Tiffin 36LA out of the mine we store it in. Stays at 55o at 50% humidity. Just our luck took it to the local Ford truck dealer for state inspection and yes the weather went down to 26o last night. Dealer still is not done with it and didn't store it inside.
I put a plastic glass outside with water in it to see how "hard" the freeze was. Yeh, it was HARD! Now, in the fall I drained all water lines and left all drains open and drained the water tank, the anode is still out. So the question is , how much damage will be done. My feeling is that any line intersections could be compromised if the water left in the lines didn't find a low point. The Pex seems to be able to handle a little expansion, the valves and fixture i worry about. And unless the RF icemaker solenoid released all water it will be shot.
So, I probably will test the lines with 15psi. of air before putting water through it. Worried about the macerator commode among other things.
Anyone have other thoughts on our connundrum?

A teaspoon of water inside a commercial freezer will freeze solid in a matter of minutes, but a few degrees below freezing for a few hours should not be a problem for your RV plumbing or tanks.
The rate of heat loss or transfer is a function of 1) the temperature difference between the two items, and 2) the difference in mass of the two items.
