At some point the real question is what group of buyers would purchase something that is 20 years old for a reasonable price. That group would probably be those that have cash on hand to pay for it looking for a great deal. Trade in value is probably nearly nothing but something would be built into the deal to make it look like it had some value while purchase price is inflated to offset it.

I suspect the danger zone for those that are looking to use a current MH for something like a trade in is between 10 & 15 years...closer to 10. Financing can be found in that range of ages but, of course, at a premium.
