I was surprised that you and another poster had this problem on two year old or less coaches. The unit I repaired was a '92 and I believe the step motor was original. I did that repair in '10. Glad it went well.

my unit is 20 months old dealer said it needs a new board and motor manufacturer is taking care of it thru my dealer

Check out this link, specifically page 7 and down. I too had some malfuntioning steps and with the procedures outlined in this document you should be able to pinpoint the problem. You may even become a step expert when your done. http://support.powergearus.com/techd...20Rev%20OI.pdf

additional info kwikee steps carry a 24 month warranty per their website
