Hot Water Pressure

My cold water pressure is fine. The hot water starts out fine and the the pressure immediately drops significantly, at all locations. Pump seems to fine and the mixer valve was changed 2 years ago. Any suggestion?

I suspect that the back low preventer, (aka: check valve), located in a water line on the back side of your water heater is failing... (or has has failed).

I am taking the water heater out. FYI when hooked up to city water same issue so I assume it is on of the valves on the back of the heater.

It seems to be the f@($/Łg mixing valve again. Pressure is fine everywhere until water runs through the mixing valve

It's gonna happen if you spend much time where the water is "hard", i.e. lots of almoner slats.
