should my Motor Home Roof Look Like This

I just washed the roof on my 2006 Hurricane 31D using a Mild soap and water. Should it look like this? click the link to see pictures. I am wondering if I need a new roof. It is a TPO Roof. It is not leaking. Wondering about the Black Spots.

Just looks stained to me. My roof on my old 2008 raptor toyhauler looked like that. Nothing I tried would remove the stains. I just kept it treated every year. I kept it under a roof so it was never left outside. But previous owner kept it stored outside which I figure caused it to stain.

Try a bit of bleach in the mix next time. I use a yard sprayer and a mixture of bleach, water, car washing soap. I use about a cup of bleach per gallon. Spray it on the roof and all plastic parts and let it stand for several minutes the flush with a hose. Seems to work well on my 15 yo rubber roof. Other than the spots, your roof looks great.

It looks like a mold, mildew or fungus to me. There might be something that will take it off but it might also hurt the roof itself. Clean it as best as you can then treat it with the best recommended roof treatment. That will protect the roof material and heck with the mold, mildew.

The mfg instructions for my TPO roof was to use Murphy Oil soap. I always added some Dawn Dish washing soap to it.

Mold, mildew spots. Bleach mixed with water usually will take care of it. Be very careful with overrun. (bleach does bad things to the sides of motorhomes) Check with the rubber roof makers. I don't think it has any bad effect on the rubber.
