He's probably being fair

If I'm reading this right he's charging about $10K for it. Which sounds to me like he knows it is going to need some work and isn't taking advantage of you.

Sounding like and being are way different! I love my friends and like their friends but not enough to give away 10k in this economy(or any) I would download anyone of the pre delivery inspections folks have posted ( search function for PDI). Spend time and find out everything you can. Make sure you know what has been done, what needs to be done and what they kept thinking about doing but never did. The more you know the better off you are.

This will be our first motorhome with a slide. We don't spend much time in the motorhome but hoping that the extra room will keep us from getting in each others way when we are in there! lol Sounds like you're pretty handy & people around here are pretty helpful. I'm sure I will be asking some how to questions if we do end up buying her.

I'm far from handy when it comes to mechanics :( I am just penny wise and believe if its not too difficult then I'll ask questions and work till it's fixed or more broken then when all else fails try to find a mobile mechanic to fix it on the cheap. Can't see paying 90-100/hr shop labor when the same mechanic will do it after work for 30/hr and he's making more then than he did on the shop clock!

There are many great people on this site that will go the extra mile to help out. Roger called me from Oregon and had me on speaker phone while I was under my rig, he talked me through the entire brake system and then emailed me the part numbers and gave stern warnings about what not to do and what could be done. When the part I ordered came in the mail, I called him back and he once again walked me through the how to and stayed on the line until "we" got it right! Now that is something considering I never met him before asking a question on this site!
