Whats it worth?

So I would like to sell our MH as is the water heater is leaking leveling jacks not working and there are some soft spots on the roof. Would like to see as a handyman special. The unit is a 97 newmar mountainaire front engine diesel 108K miles one slide runs and drives great good rubber all appliance working fine. What would be a fair asking price? Thanks for your opinion.

After a year of RV shopping on Craigslist I'd guess about $7000.

Just a quick WAG here, but you may be better served by having the repairs done pre-sale. You may or may not see the full dollar return, but you will certainly enhance salability.

The longer the "pro" list is and the shorter the "con" list is, the easier it will be to sell. The longer it takes to sell, the more likely that you'll end up reducing your price to get it sold. Buyers will notice when something is around a long time. The RV I have was initially offered for nearly $3000 more than I paid for it. One of the issues is that the owner didn't have a current smog certificate (needed to register it), so it was a big gamble for a buyer. I got it only after the seller got that done and had reduced the price to finally get it sold.

It is worth whatever a buyer is willing to pay. There are lots of people looking for a fixer upper, but are not willing to pay much as they want to turn a profit after repairs. Pictures would help and a better description of the unit as a whole. I would say right now probably salvage value.

Water heater and jacks not working would not scare me to much as they are easily repairable. Soft spots on the roof however can potentially open up a big can of worms. That makes it hard to assign a value unless you factor in a major roof rebuild and new roof covering.
