You should be able to back in without a problem. If at any time you are in doubt remember the acronym G.O.A.L. get out and look. Also I would always back in, if you can back in you can always drive out, I am a driver trainer for OTR trucks and have seen more than 1 rookie drive into a spot and not be able to back out because the tractor and trailer don't track the same. Also NEVER blind side into a spot unless you have no other choice and if you do make sure you have a good spotter to help!

Your driveway is long enough but don't let the ground guide forget that there is an overhang (soffit) on the house. The ladder on the MH sticks out, be careful.

I think you said the area was flat and that is good. If it has a slope to the front of the driveway don't pull in if you are going to level with the jacks or you may lift the back wheels off the ground. If you do pull in with a slope, run the back duals up on 2x12's to give the wheels traction. AND BLOCK the wheels.

Pictures for Driveway clarification

Thank You all for comments so far. Here are actual pictures of my driveway for clarification. The white step in the middle of the road is the exact measurement of 38 feet from the left end of my driveway.

I will of course have my car and planters moved so we can fit the RV in. I will be picking it up on Saturday!

To me that looks quite doable. Yep you'll sweat the first few times you do it, after that it'll become second nature to you - and be good training for some of the sites you'll end up in when camping.
I would suggest some bright orange cones to put at the end of the drive, and on either side of the driveway about half way down. That makes it SO much easier to see exactly where you're supposed to be. I use them any time I go to a new camp site, I walk the site and place them in places that I will find helpful - usually just 2 or 3 cones will do the trick. Then it just becomes a matter of 'aim between the cones'.

WOW, it sure looks tighter in the pics vs. your drawing.

One thing that helps me, and we are at 45 ft., is I use six bright orange cones that are about 24" high. I place them in strategic places out-lining where I want to go.

I was accidentally directed with my NAV going down a fairly narrow country road where there was NO WHERE to turn around (I was driving alone). I found an opening to a neighborhood on my right. Just as I was driving up, one of the owners was leaving the neighborhood (probably 4-5 house on this private road). I stopped the coach on the country road and ran up and asked if it was OK for me to turn around and he said sure.

So, I pull out my cones and set them where I needed to be, outlining my route. I went very slow and thank goodness there was no traffic.

I found it easier (really no choice) to back in with my driver's side on the outside. There was a split-rail fence across from the neighborhood entrance. It was very important that I was on that side as I could look out my side and front window to see the bumper just inches away from that split-rail fence as I was backing with the steering turned hard right.

I certainly used the GOAL method (Get Out And Look) several times! I actually made it fairly smoothly it just took a little time as I had to disconnect my toad. Once situated on the private road, I reconnected the toad and off I went.

I do apologize that my hand drawn pictures were not very accurate in proportions.

I double checked again with the tape measure and the drive way is exactly 12 feet from the retaining wall on the left side to the first rock on the right side. I can if needed push aside the rocks on the right side of my driveway and add an extra foot for a total of 13 at the entrance.

It will be tight but doable. I would remove the top 3 courses of the railroad tie wall. Your tail could come close to impact either backing in or pulling out.

Sorry if I missed it what coach are you buying ? How long is the coach behind the rear wheels?

Your original drawing didn't take into account the retaining wall on the left side. I retract my original comment of turning around at the cul de sac, and backing in on the drivers side. This is much easier to do, but my guess is the retaining wall will not make this possible. You might well be better off turning around at the cul de sac and just drive in frontwards. As stated, this puts your entry door towards the house, and you can just back out onto the street the same way you came in. You might need a spotter to watch for traffic, but its a dead end street, so probably ok that way. Turning in from the other direction looks pretty tight with that tree on one side, and the retaining wall on the other. Still looks doable. Cheers
