Hi Ken,

If you don't mind could you answer a few questions for me?

1)I was wondering how long you have been there?

2)How much has it changed (developing) since you have been there?

3)How long and what are the winters like?

4) What is price range for simple homes 1-2 bedroom?

Bob, I agree that it was appropriate to start a new topic so the geographic areas do not get all inter-mixed.

Al, we moved here in August, '03 and at the time there were maybe 50-60 homes in the development. Today, there are probably between 175- 200 and it will top out something less than initially projected 250. Several folks have bought an adjacent lot; thus, some lots will never have a house on them. The lots run between 1/2 acre and 16 acres, some are wooded and others are not.

I believe all of the houses in this developement are 3 bedroom with either 2, 2 and 1/2 or 3 baths. All of them have a 2 car attached garage and 99.9% are single story and none have basements. Almost without exception the primary exteriors are a combination of brick and vinyl.

Inside, as is the case with many single story houses in this part of TN, they use the split bedroom plan, where master bedroom is on one end of the house and the other bedrooms are on the opposite end of the house with other living areas separating them.

There are several RVs in the neighborhood, with 5th wheels, travel trailers Class A and C motor homes. The majority park on a pad; however, there are probably around 20 with RV garages. One of my neighbors down the street has an 18' X 35' garage with only an electric hook-up. Ours is 20' X 50" and has all utilities.

Since we are not in the city limits we each have a septic system that is designed in accordance with the # of baths and bedrooms. I wanted to be able to dump sewage and considering how my house septic system was designed and where it was relative to the RV garage I had the builder put in a separate and distinct system for the RV garage with it's own septic tank and leech field.

Our house is 2100 SF plus the attached 2 car garage and we have just under 3 acres of which 2+ acres are in woods. Our annual property taxes are just over $600.

As to winters, maybe 15-20 days below freezing and mid to high 30s for the rest of the winter as lows. I may have seen snow 3 times since we have been here all of which was gone by noon. But, on the other hand this past winter we were not here at all.

TN has no income tax and the state sales tax is 8.5 % and each county can elect to add up to 1.25% on top of that. Cumberland county takes the full hit; thus, our sales tax is 9.75%. The sales tax on cars and RVs is subject to a max of 7%.

Registrations are $24 per year for cars and RVs. Utility type trailers have 3 options: if it is solely for personal use you do not have to register it at all. We tow a 20' enclosed cargo trailer and we found non-registration not to be an option as this may not have flown to well in other states, so option 2 was to pay the normal $24 per year. We elected to go for option #3 which was a one time $74 registration which is good for as long as we own it.

Bob, AL, et al, to the best of my knowledge there are two of us who are irv2 mambers who live in Crossville, TN.

In addition to myself, rvten lives in the RV Village which as the name implies is composed of primarily RVers all of whom have RV garages and many are set up as a duplex type housing where the center sections are the RV garages separating the two homes.

As you can see from my earlier post we are on the opposite side of I-40 at the same exit (317) and our developement is all single family housing and is not exclusive to RVers.

Two different housing concepts that are only 8-10 miles apart in a beautiful part of TN.

Crossville itself is fairly laid back; but, has many modern amenities attractive to our generation of Rvers, i.e. as previously stated the weather and cost of living are high on the list. But, we also have excellent medical facilities, several championship golf courses within a 30 minute drive (Crossvile is noted as being the golf capitol of TN), and according to my next door neighbor superb fishing, there are 6 campgrounds in town, inluding the Cumberland Mountain State Park which has a superb restaurant on-site. All 6 of the campgrounds are open year round as are the golf courses---which speaks to the weather,and the list goes on.

Crossville has access to a great highway net work with the main E/W being I-40. Sixty miles to the east is I-75 running N/S from MI to FL. Another 40 miles east is the beginning of I-81 that goes N up into Ny sstate. If you go west on I-40 you can connect to I-24 or I-55 in Nashville which is about 90-100 miles to our west.

I went thru Crossville, great area. In fact when I was down for the narional we checked the area out. It is up there on my list for retirement. Ken can you e-mail what development you are in?

Lenny, the name of our developement is Sunset Ridge. We are about 5 miles N of I-40 at exit 317. The road off of exit 317 is U.S. 127 and is part of the annual World's Longest Yard Sale which is held for 1 week in August and goes 400 miles from AL to OH.

The primary realtor who was part of the initial developement activity is Pioneer Realty and they have a web site at: www.pioneerrealty.com where you can see some of the new and used listings in the developement, Ken...
