I stayed there in 09 when it was quite new. It is an ownership park. Not very large as I remember. Sites are huge. Not sure on age restrictions. Sorry I couldn't offer more help.

Hi vscoggin,
You're going to get a biased opinion with this post. I own several lots at The Dell. What The Dell offers is:
1. 50X85' lots
2. peace and quiet (only about 1 mile off the Parkway)
3. easy access to the Parkway (there is a traffic light at the intersection)
4. very close to the main shows and entertainment
5. nice view of the Smokey Mountains
6. pool (I'm not sure when it opens, but you might not use the pool in April)
7. exercise room

When you arrive, there is a flat and level entrance road (before the gate). Stop about 1/4 to 1/2 way down the road and disconnect the toad. Then proceed to the gate. My plan is to be there in April. If you decide to stay, PM me.

Hi vscoggin,
Some owners rent, other owners do not rent. Sites 2610 (grass), 2611 (grass) and 2615 are the only back in sites one can rent. Pull in sites 2601 through 2604, are identical to each other. They have a bit of a view of the Smokey Mountains. Site 2605's concrete pad is larger than the other sites and a guest also has access to the unfinished coach house. The coach house has 120 VAC, ceiling fan, utility sink and toilet for guest use. Sites 2607 and 2608 have additional landscaping. Site 2609 (grass/stone) has a driver's side view of a meadow.

Go to The Dell RV and take a look at the photos.
