Every KOA has an owner who is running a profit making business. You heard it hear first. The "journey" CGs will have current pricing (or higher). The "Holiday" & "Resort" CG pricing will be much higher. I frequent KOA's as much as any other CG. I receive value for my $s. If the value is not there (personal decision) I will no longer stay there.

I look at this from both the CG owner and the guest. I own and rent luxury motor coach sites. For those who only see the guest view, I can pass along the expenses of a rental site are much higher than one would think. Insurance alone runs a little over $500/year per site. If one could get rich renting CG sites, me thinks there would be no shortage takers to purchase the many properties that are for sale in the various RV publications.

Last time we went to a KOA was to take the grandkids and enjoy the amenities they had. Cost was right at $100 a night by the time they added in all the "extras".
Before that was in about '96 or '97 when a group of us went to Yellowstone, stayed the KOA around the west entrance. One of our members had a blended family, by the time they added in the extra's for the kids it was about $75 a night. Lots of mosquitoes, kids tried to go swimming, were told they couldn't use the pool, tried to play games and were told they couldn't and this was after he paid extra to use them!
We stay away!

Last visit to a KOA was our last ever. Young kid at the desk could not find time to get his butt of his cell. Wife as she always does asked for a 50A site drove all the way to the site in the far reaches of the park only to find it was a 30A only to be told that KOA does not refund only gives a credit for another night.
Wrote KOA and received NO reply. We could care less what KOA does.
Park was in Tennessee on I-65 before Nashville.
