Private lot rental

Looking at renting sites in a couple of resorts in FL thru the site owners. We have no experience. How do you verify the folks you're dealing with own the said site?

Good question ... tax records ... county/plat number/address/owner's name ... usually the property records are available online for search.

Every time we've rented as privately owned lot, it was through the resort itself.

This post is more important than it may appear at first reading. There has been a rash of fraudulent house rentals across the country. Scammers tour an open house on a vacant For Sale property, post it for rent on Craig's list and use fraudulent name and address for tenant to mail rents. It becomes a nightmare for the true owner when this is discovered, as law enforcement considers it a contractual dispute and will not intervene. Can take months to evict the unauthorized tenant.

If the lot is in a resort, you can verify ownership by calling the resort office. Most resorts handle the actual rentals, and in those resorts lot owners can allow guests to use their lots for a certain period of time, but they cannot privately rent them and cut the resort out of its share of the rent. For those that allow private rental, the renter is still registered with the office by the owner. When we traded use of our lot with another couple, they registered us with their rental office so all was on the up and up. We have the same procedure in our resort.

There are also quite a few resorts that have one or more realtors handling rentals ... similar to condos.

In many cases, the resort/condo asc./property owners asc. must approve the rental.

That's how mine was handled. The on site office will be able to verify if owners can rent out their sites and if they if fact own them. Be sure to get a copy of the rules as you're going to be responsible to abide by them.

We have found the above description describes all of the rentals we've looked at. Those that allow owners to handle the rental are usually 25% to 30% less than resort handled rentals. We also found some resorts limit the owners the number of days for others (friends or rentals) to use their site.
