Elite Resorts of America is purchasing the Rock Crusher Canyon RV Park from owner Stan Olsen for an undisclosed price and will be developing it into an RV condo park. The deal was scheduled to close within the week.

The company, which has other similar facilities, will immediately begin selling 398 lots in the 80-acre property at the southeast corner of Rock Crusher Road and West Crystal Oaks Drive (the latter turns into Venable St. west of the intersection).

The company has been working for about a year on the land use and permitting on the existing park, and it plans to begin selling sites right away after closing, according to the president of the company. The lots range from around 3,500 square feet in a majority of cases to some of 6,000 to 7,000 square feet, said Ed Mayer, president of the company.

He said the prices of the sites will start at $49,500 and range up to $80,000. They will be deeded and owned exactly as a condominium owner owns a condo dwelling in a condominium association, he said. The condo maintenance fee is $89.50 and includes utilities, electric, cable and wi-fi.

With taxes running $300 to $400 and residential structure insurance not required as in a home, Mayer said, the marketing approach is that it's a very affordable way to buy a kind of a second home.

He expects buyers to be attracted from Tampa Bay and South Florida, as well as from up North, all of whom want to weekend, vacation or stay for extended periods in Citrus County.

For those who don't have an RV, the company, which has number of RV dealerships, will sell them a 400-square-foot RV of sorts, called a "park model" for the site. The county land development code allows 25 percent of the lots to have these manufactured site RVs put on them throughout the year, Mayer said, and so, in effect, someone who isn't even "an RVer" could get a vacation cabin in the RV park.

The company will also manage rentals, as done with condos, for those who want to rent their site out part of the year to offset their costs.

Mayer said the company will be significantly improving the facility, putting in a new 2,000-square-foot swimming pool, as well as a playground, mini-golf area, game room and other amenities. The clubhouse will also be improved, he said.

The company is extolling the many natural resources the area has to offer in its advertising on the Internet and through RV publications and guides. Its Internet site is: www.eliteresorts.com.

Elite Resorts owns a similar RV condo park in Salt Springs in the Ocala National Forest in Marion County and is developing three other similar resorts in this region of Florida. Those include Elite Resorts at Citrus Valley in Orlando near Disney World, at Little Orange Lake east of Gainesville and Ocala, and at Tarpon Springs.

Mayer said that with the Rock Crusher facility being sort of an ancillary to the Rock Crusher Canyon concert venture, it was under-utilized, and so his company is very optimistic about the venture. Even in the current economy, because of the affordable alternative it offers people and the fact that few such RV parks are being developed, he expects the development to be very successful.

I've stayed there, manuy times. It is a nice place to use as a base camp. In early December, I received a mailing from them advertising the lots for sale. I forgot the exact price, but they start at under $50K. The club house/pool area is exactly the same area as the condo RV park, up the road, at Natures Coast Landing.
