Not condoning this facility, but it sounds like they are damned if they do or damned if they don't.

My wife and I were renters for the 2016 winter season at Cypress Trail. We spent 4 months there and from the time that we first arrived we were treated wonderfully. We arrived during the time that is allocated for check in and were greeted at the front gate with a BBQ gathering and then escorted to our site by a work camper who was polite and very helpful. We backed into our site "as required" and set up was a breeze as the sites are fantastic. They are large 35'-45' wide and 90' long with level concrete pads from 20'-25' wide x 70' long. We had 2 strong water spigots, 50 cable channels, wifi (although a bit slow), perfect sewer connection. The resort is full of beautiful amenities like salt water pool, lap lanes, hot tub, top notch pickle ball courts, bocci, tennis court, billiards room, nice gym, massage rooms, 12,000 square foot clubhouse, games room/library, dinning and dancing area, laundry facility. There is nothing you could want for at this resort yet they are in the process of adding more tennis, 12 pickle ball courts and possibly another pool. The people that worked there treated us well and yes they do try and sell you a lot (it's an owner based park so you can expect an initial contact) but if you tell them that you are not interested, they leave you alone. The homeowners treated us like family and were all so welcoming. We were invited to all sorts of social activities and private parties. We loved it so much that this year we bought a lot and just spent our 2nd winter there. It is a fantastic place and we absolutely love it there and feel very fortunate to call it home.

As far as the comments from the 2 negative posts on this forum go, I have the following comments. The first was the unfortunate experience from the gentleman that had trouble with his reservation and then poor instruction from a work camper and broken sewer connecter. I don't doubt that any of this happened and it's a shame if it did. What I will say is that the resort is only 3-4 years old now and this would have happened less than 18 months after the opened for the first lot. They have had growing pains but I think that is very normal for a new resort and most of the growing pains are behind then now. They now have new excellent staff in the office and a new reservation online system that alleviates many of the past issues. They have 6 or 8 work camper couples that now go through a detailed education training program. Our lots don't have signs that designate back in or drive forward (nobody would want that in a beautiful resort and you don't see them in a KOA either). It will tell you that in the paperwork you receive and you need to read it. The work camper obviously was mistaken to allow the renter to park the wrong direction and the other residents prefer that all RV are parked the same direction so that your living areas are not facing each other allowing you some outdoor privacy. As far as the broken sewer connection, they are all new and in great shape but I have seen gown some of the renters and owners back in their rev's and it's quite scary to think of them driving on our highways. If it was broken by the last renter, then they missed it in the check out. That is a mistake.

As far as the gentleman who arrived late at night and wanted somewhere to crash for the evening. Again this is a owner based resort and none of the residents want people coming in and setting up after 5 pm when they are trying to enjoy their dinner or entertaining. As such, once the RV'ers are checked out at 11am and their site is checked for damage and cleanliness, renters are then welcome to check in from 1pm-5pm. Once again if you're a road weary traveller and need a late night crash spot and haven't taken the time to organize where you plan to stay ahead of time, then a Wallmart parking lot or Koa is an option, not a 5 star owner based RV resort where owners will be disturbed as you are trying to set up late in the evening. I am sorry but I find no merit in this complaint.

This resort is already pristine and fantastic. It may be a bit pricey for some but if it's in your budget, it is a great spot to live or rent for a spell. I have posted some photos on this site of the resort. We have a blast there, the people are wonderful, the activities are a blast and it is a very fit park with ages ranging from 45-80 with the average age at 60. Someone mentioned that renters should stay at Cypress Woods next door. I will say openly that we checked out Cypress Woods and it is a beautiful resort with larger lots and a mature setting since it's older. We thought it was a great spot to live in for an older person with a more sedate lifestyle. We decided not to purchase there and chose Cypress Trail as it is 3-4 years old where Cypress Woods is approaching 20 years old and the structures and pools etc are getting tired. CW pools are not salt water. They have no lap lanes for swimming. No massage rooms. A sad gym with older home based equipment. No dedicated pickle ball courts and only 1 tennis court. And the biggest concern for us in our mid 50's (and I say this with all due respect) it was an older demographic. The owners there probably bought there in their 50's and 60's when it was new but the park is pushing 20 years old. We gave serious though to buying there and took 3 sales tours there. During these tours there was nobody jogging, biking or playing sports and almost everybody had white hair. Yes there is nothing wrong with that and we will be there too before we know it, but for now, we wanted and active park and Cypress Trail is like belonging to a biking group, pickle ball and tennis club that comes with an RV spot. Anyway, I hope that you found this information to be of some benefit. It is an honest account of my thoughts.

Rebuttal for some questions raised about my post

I saw this rebuttal to my post today:

Could be wrong...but, after almost four months, a first time post's defensiveness sure smacks of a sales pitch. The statement "Our lots don't have signs that designate back in or drive forward"... leads one to believe there's a 'tie' to the resort. Bad mouthing the resort's competitor doesn't discourage the thought. Sorry, this lengthy and glowing report of amenities still doesn't make up for or justify the level of poor treatment and rudeness.
This thread was probably better left for dead...just say'n.

I offer the following information for clarification:

To answer the first statement about waiting 4 months to reply "smacks" of a sales pitch". If you check my profile you will see that I am a brand new member and that was my first day on the site reading posts about Cypress Trail RV Resort. I made my reply contrary to the rebutters comments that "The thread was probably better left for dead". It was my first time on the site and I believe the purpose of this site is to impart good, reliable knowledge and feedback to other readers so that they can be more informed.

Secondly, the rebutter states that he feels that this is a sales pitch and that I have a tie to the resort, as if I am office staff or management. I made it perfectly clear and openly honest that my wife and I rented for the first year and loved it so much that we bought a lot this year. We are owners and very happy to be there, plain and simple and we have no financial benefit for writing our post. We do not and will never rent out our lot as we don't want the hassle or the damage that is sometimes associated with renting your lot. So, there is no sales pitch from me.....just an open and honest account of our time at this resort. I believe that in a free democratic society, that I am entitled to my opinion just as the original writer was entitled to his.

As for his opinion about me bad mouthing a competitive resort. I was also very open an honest responding to a promotion about that particular resort over Cypress Trail. I offered the pro's and con's to that resort as we toured it 3 times and almost bought there. It is beautiful and I mentioned that in my original post. I offered my opinions as to why it didn't fit for our active personal lifestyle and why we chose where we did. That is not bad mouthing.

As for the fact that you claim that you were treated rudely, I stated that it was a shame if you were and admitted that the resort was brand new and going through growing pains and that things were much different now. It is because the resort has learned from it's growing pains (which every business and every person needs to do in life) that I posted in this forum. It is a shame that a few people have made claims that they did not enjoy their stay in past years. The resort is fantastic, we love it and it is running quite smoothly now.

Again, this post was for information that the readers can digest and form their own opinions. Good luck.

Similar Experience for Us

My dear wife and I stayed at this RV park this past March for two weeks. When we pulled into the park a bit later than expected due to unanticipated traffic delays, we were met at the gate by a very friendly fellow who escorted us to our campsite. It was a beautiful lakefront site for which we had prepaid a premium price. The fellow who took us to the site indicated that the site was designed for a pull-in Class A motor home, and as such, the services would be on the wrong side of our travel trailer if we were to back in as we would normally do. When I surveyed the lot, I determined that there was plenty of room for me to pull in our 35' travel trailer, drop it off, pull our tow vehicle forward, turn it around, and drive out of the lot. Worked perfectly!!!

Took a few pictures after I set everything up (see attached image), looked out over the lake, took a few deep breaths, and smiled about how beautiful our experience here appeared that it was going to be.

The next morning I'm drinking my coffee and enjoying the view of the lake when my wife's phone rang. After a few moments, my wife hands me the phone and says, "They're saying we need to move. Travel trailers are not permitted on lakefront properties. It's a class issue".

Long and short of it all, the wealthy owners who live there and the aloof and distant owners who make up the rules as they go along have conspired to keep normal everyday people out of their world. There is honestly no other way to characterize the issue. We were required to move to a different lot, and yes, they refunded our 'premium' payment difference in cost. But honestly, the people with their noses up in the air run rampant at this park. We have a brand new, very classy travel trailer, and we keep it clean. The management and owners did everything within their powers to make us feel like second class citizens.

FYI, we were told by one of the more considerate mid-level worker bees that a few of the reviews they had seen on various websites, including Trip Advisor, were actually written by the owners or their relatives. So, always be skeptical of those lengthy, positive reviews.

That's when I would have demanded a full refund and would have left that park immediately.

Follow-Up Clarification

Just a point of clarification to my earlier comments: My wife and I found the park to be one of the nicest parks at which we've ever stayed. We didn't avail ourselves of the amenities while we were there (for a number of reasons), but had we decided to do so, I believe we would have been pleased. The major negative experience, and the reason for which I gave this park such a low rating, was the fact that they treated us like second class citizens. I believe that if you are willing to pay a premium price, you should be able to get what you want. Management would be well-advised to reconsider its posture.

I have friends who have stayed there for two weeks at a time, for the past two years.
They loved the place, no complaints.
We went there to visit, we stay in Naples, and it seemed to be a decent place, although still under construction.
After two years of visiting, and reports from friends, if I needed a place to stay near Fort Meyers, I would stay there.
