Based on the info you've provided, I'd be inclined to buy #1. However, an even more important inspection to perform before you decide, is to get on a ladder and inspect the roof. Check all the "penetrations" (vents, skylight, etc.) to make sure the sealant is in good condition. Although it is only 3-4 years old, this is very important.
If the soft spot by the fridge is damaged flooring, it can be repaired more easily than damage to the roof or side walls caused by leaks.
As for price (all are negotiable) check the
NADA prices so you know where to start... Just my 2 cents worth.
