Resealing roof

Have got a 95 Terry 27ft bunkhouse that we bought last fathers day weekend. Haven't really done a whole lot to it so far but have noticed it has a couple soft spots in the ceiling. The main one is right over top the bathroom tub. Can anybody point me in the direction to fix this? Also what would be a good caulking to put on the outside to help seal up the exterior from any more water getting in? Was planning on just going over all the seams and windows and such on the outside.

Try some Dicor sealant and Eternabond tape. You can get both here. Be sure to clean the surface before applying.

You should really do your best to find the source of the leak that caused the soft spot. The luan wood doesn't take well to water, and there may be mold in there.
If you have to, I would remove the section that is suspect and replace any affected water damage.
