Having owned travel trailers and 5ers for many years, I'd walk away, there are far too many out there for sale to take a risk with that roof.
On the other hand, if you really want this TT, you could offer to wash that roof for free, just to see for yourself if any leakage can be detected, and the true condition of the EPDM membrane. If you choose this option, use Spic N Span and an old RV/car wash brush with a long handle. It will be easy to scrub the roof without breaking your back and knees.

Stained Roof Pictures

That's a neglected roof looks like a stain from leaves/Pineneedles and they just brushed the roof off. Definitely a trailer that's been sitting awhile there's no black showing from the roof breaking down but by the looks dryed and caulky it might cleanup if there no leaks or damage for the right price you can always clean it up and coated the roof

Definitely looks like it's puddling there , don't see how you cleaning it will answer any questions. Just do a great job inside looking for any leaks , Inside cabinets ,all corners, upper and lower . Good luck !

If I really liked the unit otherwise, and the interior doesn't smell damp / musty, then I'd take another close look at the roof. If you can get it washed off, that would be better, but either way, you want to go over it carefully.

Feel the roof with your hands - is it smooth and firm, or are there soft spots anywhere? I assume it probably has luan plywood for the deck surface under the rubber. Luan will wrinkle up and delaminate when exposed to moisture, so if the surface is at all wrinkly / bumpy just walk away.

If it checks out pretty well, then you should consider whether it needs replacement as a preventative matter. If so, are you handy? A straight up, no rot replacement isn't necessarily hard, but it is time consuming. Or perhaps you could go the coating route. If you're not handy, check into local professional repair costs and adjust your purchase offer accordingly.
