window seal moldy!!Yukk!!

The rubber window seals on the exterior of the trailer is molded. I have tried vinegar,goo -b-gone,tilex, bleach,window cleaner all with no luck. any ideas??

I have cleaned them with soap and water using a tooth brush,then pressure washing them.
I then apply some Protect All on the seals and do it every year now,so far so good. Thinking a coat of silicon might work also. The other product is Mothers Back to Black its kind of a wax that does not turn gray like waxes do. Its not real cheep,but it makes them look like new.
The other product that come to mind is Rain-X to clean and seal the rubber.
