black water valve

Black water waste valve is very hard to pull out and push in what do you think this could be? The valve does not leak and it is not the cable type.

Build up of calcium on the blade. Best thing is to replace it or disassemble it and clean it. (I'd replace it)

We had the same problem in both the MH and the boat. Both have the rubber gaskets around the push/pull plate. Easy fix: shoot some mineral oil on the plate....push back and forth several times until it loosens up. Mineral oil will not expand the rubber or cause any caustic results. Also use the mineral oil when winterizing when it sits over the winter or for any long unused periods of time. The toilet in the boat is 27 years old and I firmly believe the mineral oil is the only reason we haven't had to replace it when others are replacing over and over. Haven't owned the MH near that long, but still a believer.

Also put some valve lube (coconut oil) in the holding tanks to lubricate the seals.

Most mineral oil is petroleum based which is a no-no for most types of rubber. The reason the rubber is expanding is it is reacting negatively to the oil. In that expanded, softened state, the rubber could easily tear. IMO, silicone spray (as long as it doesn't have any solvents in it to reduce the viscosity for spraying) or silicone plumber's grease is a better choice.

The mineral oil I use is a Rexall brand. It is an internal lubricant laxative and recommended for constipation. Mineral oil is a by product of petroleum, but the percent of it by volume is so low it is not effecting the rubber at all. Now, shoot it with WD40 and your talking about doing some damage. I got this advice from a marine mechanic who said the normal toilet lubricants used are just a form of mineral oil and if I wanted to save money...just use the mineral oil. For me it works like a charm.

From a plumbing supply place you can get silicone grease and I also use silicone spray with no petroleum distillates, in a pinch Armoral works no petrolium. You do have to make sure there are NO petroleum distillates.
