I noticed that our fresh water tank drain is not holding up very well. The plastic seems to be discinergrating. Is this hard to replace?

Is it the drain for water tank or water fill tube into tank? The age of your MH 84, it may be time to replace these parts, any RV supply will have replacements for you. Its the pleasure of being an RV'er, "maintenance". ---"007"
