EDPM roof?

Has anyone use this on their epdm rubber roof, Henry Tropi-Cool 887HS 100% SILICONE WHITE ROOF COATING? on a budget so just looking at all options.

I'm very hesitant to use any silicone based caulk or coating. In the 1960's, silicone caulk was the new, long lasting caulk. People applied it in all sorts of conditions thinking it was the ultimate in long term crack and seam sealing. IT FAILED TO DO WHAT IT PROMISED. In addition, people found nothing else would stick to surfaces that were coated with silicone based products. I saw it hundreds of times on boats in the Chesapeake Bay and other places too. It always failed.

Doing a bit of reading on the product you asked about, a couple of things. The silicone can cause the bubbling and adhesive failure of your EDOM roof. It also means that no other coating can be used over the silicone based coating in the future or it will peel and fail. This includes self-leveling caulk and other common roof maintenance treatments.

A few dollars saved now might mean big cost and headaches in the future.

I just re-coated mine with 5 gallons of EPDM rubber roof coating from EPDM coatings.

Liquid Roof, Solution For RV Roof Leaks Repair - EPDM Coatings

It took just under 5 gallons to coat my 30 ft roof. ($350 for 5 gal pail) It went on easy (I used a squeegee) looks good, and so far, I'm very happy with it.

Ok, i will not be using that stuff, and how much did you have left over?, i got to do 34', they say 6 gals.

I bought 6 gallons and returned one gallon unused. I had about 2 inches left in the bottom of the 5 gallon bucket. I suspect 6 gallons would be fine, but you might talk to them and go for 7.

I had ordered 6 gallons, only used the 5 gallon bucket, and I returned the 1 gallon for a refund.


It was very hot outside when I did mine, so I split the 5 gallons in half and mixed 2 1/2 gallons at a time. Once I mixed the first batch, we used it to paint around all the vents, AC units, frig, and around all the edges. The first batch also covered about 10 feet of the roof. This was done in about 2 hours.

The second batch finished the rest of the roof and took about an hour.

There is quite a bit of difference in the two types of roofing materials, with different coatings used on each one. I suggest using Google to investigate further.

The Henry's Tropi-cool brochure says it can be used on EPDM roofing.

Alphas Systems and Dicor are the two major manufacturers of EPDM membrane roofing material. They each use a slightly different formula, and some coatings that work with Dicor EPDM may not adhere well to Alpha's brand of the product. You can, however, use an EPDM primer over the Alpha brand membrane and all is well.
