I originally mentioned 70' sites, others have suggested 80'. I was going by the fact that my 40' MH and the toad is about 60', so I allowed an extra 10'. I guess with the 45' rigs plus a toad or maybe a trailer then the 80' would be necessary!
It seems the Cable TV would be another must have!
I would not have a pool because of the original cost, the on-going maintenance, and the liability issue.

75'-80' would accommodate most, you wouldn't need to have all of them that length in my opinion. I love long sites!

Good points. I'm on the side of the argument that a pool is not necessary; for the mentioned reasons plus we never use a pool even when available. I know ... some RVers pass up pool-less parks.
Here's an alternative. One of those "water features" that are gaining popularity in city playgrounds. Far less costly than a pool and kids go crazy over romping in the fountains spraying out of a big concrete slab. Matter of fact, dogs love the spray too. Cats, not so much! LOL

You could save your money on the elimination of cable, and put more into a WiFi. The future is WiFi, cable is becoming obsolete unless you have broadband with it.

Great thread. How about the guys like me? No Sat. Subscription.
I have never found enough channels with OTA signals.
How can i get a good choice of live TV channels.....can't miss "Jeopardy"...

Why not have everybody that owns a coach pay the same? My tax dollars pay enough, and if active or retired military can afford an RV lifestyle, why should the rest of us pay for a 20-year golden parachute, plus the extras like big-box stores and campgrounds.
When do you guys think it's fair to pay your own way? I pay mine.

Is the goal to have an RV Park or a Campground. To me they are different. A campground MUST have a fire ring at every site and must have either morning or evening shade. I will not stay anywhere (except a casino park such as Sam's Town in Tunica) that does not have fire rings.
You can take the dog area that some want and build another site because my perfect location would not permit dogs.
Since I've never found any need for anything other than over air TV, don't charge me for the cable system and do not cut down the trees for satellite aiming. As someone wrote, 86 the cable and put the money into WiFi.

Swimming pool/fire rings
IMHO a swimming pool is like having a 7-Eleven store just a couple of blocks away; looks nice in the advertising but used very little. If I were building a new RV park I would probably allow space for one, but it would be about the last thing on my list going in.
Cable, or satellite TV is another thing. I think your business would suffer if you had no TV hookup available. It can be done 2 ways: straight cable, wherein the cable company pays most of installation costs, or strategically-located satellite dishes with distribution boxes and underground cables to sites.
Fire-rings? We have fire-rings scattered thruout the park but seldom see them being used. Of course being in the far South probably dictates that.

This just came to mind: Build a few no-frills pull throughs near the entry for overnighters who only want a safe place to stop before rumbling off in the early morning. An alternative to Wal-mart parking, and being no hook-ups, the price for the quick stop could be set at something like five bucks. The area could also be used by RVers waiting to get a site to open up in the full hookup area.
I think some RVers would love to find a "quick stop" parking spot that is safer than box store parking lots. Of course if our ideal park is more than a mile or so off the main drag, I doubt the quick stop crowd would consider it.
