Maybe standard & premium sites, add covered picnic area etc.

IMHO, there are too many folks out there now with allergy problems that can't take the smoke. If they end up with a neighbor that loves campfires then they have to move, which is sometimes a big hassle! Maybe a big fire pit at the Pavilion would be a compromise?

Yep, the dog run was definitely an oversight!

How would you classify a standard or premium site?

Make the premium sites the ones with the covered picnic areas. Click image for larger version

We like sites facing northeast puts the hot evening sun on the drivers side in the evening. Also for motor homes the sun is not coming in the front window. I know a bit much but front open to the southwest for rooftop satalite . IMHO!

Why not have a section for non campfire folks like non smoking section in casino's and such. No fire ring in any site would send me down the road. I believe more campers like a fire than those that don't. Take a section and make it no smoke and leave the rest have their fires. Just my thoughts............

The no campfire sites would work out about as well as no smoking sections in planes or restaurants worked. Campfire smoke is more destructive to your lungs than smog or any other air pollution. It why people living in New York or London hundreds of years ago only lived until 40.
Believe me I do understand the attraction to CAMPFIRES, many consider them an integral part of camping and don't understand just how unhealthy they are. If someone has a campfire going 1000 feet away, I have to close all my windows and turn on the air. Anyone with asthma or COPD can't be around a campfire. We are fulltimers and try to avoid RV parks with campfires all together.
A campground has to allow campfires to all, because most folks want them. Casinos do try with the non smoking section, but when you walk in the amount the smell hits you in the face. Of course I do know I'm in the minority thank goodness. I would sure not want to wish my poor lungs on anyone, so please feel to smoke, make a nice campfire, and be merry!

Wanna loan me about half a mil to build it?

Seriously though, I wonder what a ballpark price would be on a CG like this, with 50 to 100 sites? Anybody have any idea?

Build the pavilion where the sides can be raised or lowered depending on the weather.

I have stayed in many parks where I had no problem backing in. Wife, before she died, was next to useless but I finally figured out how to use her to assist.

I will tell you about one site though. Just one site.. Directly across from it is a paved wash for water run off.

The site next door the woman was on the phone to her husband, They had just bought their trailer and had backed it into a site for the first time while I was out shopping (Did not have a towed to took motor home)

I came back. Pulled onto the wash, Hit Reverse and backed straight into the site with my Class A.. She was.. Impressed.. (I mean How easy can it get?) Oh well

I should add I can and have backed many different trailers into sites others could only shake their heads at.. But then that comes from growing up on a farm and lots, and lots, of practice.

Joe, I know you said no fire pits but, what about a fireplace in the pavilion? One in the center of it would be great.

Some good thoughts here. I like camp fires too but I can't stand the stinky smoke pit upwind of me and that is always the way it is. My wife and I love campfires but we have gone way to the small portable propane style that is allowed anywhere, even in fire zones. Your ideas are great but with 70 foot sites that will be close to impossible out here in this state where land is a premium. Perhaps you can come up with the place and the ideas and get some investors to make your ideas come to reality, including me. And yes, the dog runs seem to be an important part of today's camping.

Why not have spaces with fire pits, I love a good campfire.

Are you going to have trees? some people are allergic to pollen, just saying
