Ground was broken Tuesday (May 22) for the Mill Creek Ranch RV Park & Cottage Resort in Canton, Texas, an $8 million development that will include 100 RV sites and 100 park model cottages in Phase I and a similar number in Phase II.

Cottage Investors of Canton LLC is building the development, located along I-20 in East Texas about 60 miles east of Dallas, on a 200-acre site adjacent to the popular First Monday Trade Days, a flea market that takes place each month. Built on a former 28-site park, Mill Creek will feature full hookups, 30-, 50- and 100-amp service, Wi-Fi, cable and other amenities and is to be completed by the end of the summer.

Athens Park Homes, based in nearby Athens, Texas, is the exclusive park model supplier to the resort. Three customized sample models on display at the site will retail for $70,000 and $85,000. Units will also be available for lease.

In addition, Mill Creek Ranch will offer conference facilities, a camper service building for camping needs and small events, a main lodge for meetings and events of all sizes and a pavilion for social gatherings, reports Amie Mersmann, marketing and sales director.

Phase I, which will make the park entirely operational by January 2008, includes 100 transitional RV sites "” to be phased out as cottage units sell "” plus 100 permanent RV sites, a remodeled camper service building, a main lodge, a new bathhouse/restroom, two swimming pools, landscaping, trail development, remodeling of the barn into a pavilion and pond and stream renovation and restoration.

Phase II will consist of 100 transitional RV sites "” again, to be phased out as cottage units are sold "” in addition to 100 permanent RV sites, another lodge and conference center, two more ponds plus more trail stream and pond development.

Guests can shuttle to Trade Days shopping from the resort, which will be overseen by veteran park administrator Lloyd E. "Bud" Surles, who will serve as general manager.

Sounds like a great camping alternative to the existing facilities when attending Trade Days.
