Roof question

I have a roof a few months away from its first year how often should coating be done? Do I need to just clean it until it shows signs of wear? It was covered except for 3 weeks this past year

At 16 years of age, (127k miles), my fiberglass roof was painted with 2 coats of SealBest white elastomeric roof coating roof paint: http://www.menards.com/main/doors-wi.../p-1461290.htm

Prior to painting I inspected and re-caulked the roof, (where necessary), with Dicor self-leveling caulk, Dicor Self-Leveling Lap Sealant - White - Dicor 501LSW-1 - Roof Maintenance & Repair - Camping World, and applied 4" wide Eternabond tape, EternaBond, over the roof/cap seams.

Thanks for replying I have an epdm rubber. I just didn't think it was logical to coat after 21 days in the sun the past year

Wash with a Spic and Span or similar detergent, when dry coat with 303 protectant. Do this once a year and your good to go.

Just keep it clean and treated with 303 Protectant. If the EPDM is not cleaned a couple times a year the dirt can cause black mold to grow on the surface. My 16 year old roof on my MOHO, that is not stored under cover still looks good but it is showing it's age. I plan on coating it with Liquid EPDM next year. I used it 5 years ago on my 5er and it still looks like the day I did it.

303 Aerospace protectants- 303 Fabric Guard - 303 products

Search for the best price.

Keep ALL petroleum products and cleaners. It will destroy your roof.

Our EPDM roof was 10 years old when I replaced it. Rubber was still in great shape but I had a leak by the A/C and had to replace the sheeting.

I would go up and look at the roof not just the EPDM. Check the joints, seals around the vents and the A/C. Repair or reseal as necessary.

I buy 303 Protectant by the gallon. Either at Ebay or Amazon depending on which has the best price.

Just wash it - it doesn't need any "protecting" and you don't "coat it" until the fabric backing is beginning to show through.

In the meantime, what you must do is inspect the caulked seams and openings to make sure the caulk is still covering the gaps and soft enough to stretch a bit (press it with a finger nail or flat screwdriver to test). If you see gaps or peeling caulk, clean and replace that part, but that should not be an issue after just one year. It's the caulked seams that leak, not the roof material (unless you cut it somehow).

I like 303, but your roof doesn't need it. Or any of the specialty products the RV stores love to sell at inflated prices.
