RV resort purchased sites

We recently stayed at the Sunny Brook RV Resort in South Haven MI. We liked the idea but are looking for a similar type of place to invest in down south. Got to get out of here in the winter months.

My search has found two, one on Florida and the other in Nevada. I'm sure there are more.

Any suggestions?

I own a site here. I don't spend any time there to speak as I also own a home nearby. The people that do winter there love it. There are over 400 sites.

We own a site here:

http://www.cypresswoodsrv.com/

This is in Fort Myers, FL which is about 120 miles south of the Tampa area. Reliably worm weather most winters. If you have questions about the resort just post them.

I'm not sure precisely what financial arrangements are involved, but you might want to check out Buckhorn Lake RV Resort in Kerrville, TX.

An internet search will find dozens, if not hundreds of lots depending on your search parameters. There are dozens of ownership parks in Florida and can be found in most any part of the state. No matter where you think you want to buy, no matter what the state, I strongly suggest you rent in the park for a season to determine if the park, the people, the location, the weather are right for you. Buying a site is easy, selling one in this economy, not so much.

I'll second this advice. In fact, a case can be made to keep renting instead of buying... unless you're really, really sure you want to always stay at that same location.

We've rented from site owners at Outdoor Resorts locations in Oregon and two in Indio, California. We've also spent a few weeks at Buckhorn Lake Resort. We really like all of them but decided that rentals were plentiful and it made no sense for us to buy at this time.

The FMCA classifieds are a great source for site rentals by owner.

best of luck.

I don't know about this resort, but Ft. Myers is a really nice area.

we own a site in Outdoor Resorts in west st lucie, FL. We bought because my two sons and my grandchildren live in this area and we come down to visit 3 times a year. It is a great park and we enjoy it very much but we agree with the advice that you rent first and see if this is a place for you.

I'll try different parameters.

That is our plan. Recent winters we've stayed at various C2C cg's in areas to "feel the love". Although we can only stay a week or so in some of those cg's. Most offer seasonal packages. So we're still looking for places West of Florida as we have family in the South, Southwest and Northwest.

Thanks again for the tips.

Keep in mind that these sites can vary greatly in price over time and values have suffered a since the real estate bubble (Especially in Florida.). I firmly believe you can get a better deal on buying a resale from a site owner rather than from the developer.

I believe this is all very true. We rented at Outdoor Resorts in Indio, Ca for four months over the 2007/2008 winter and nicely developed sites in the >$600K range (by owner) were not at all unusual. In fact, local lore said that one had sold for just north of a cool million.

They were nice... and had their own boat docks... but wow. I haven't looked but I'm pretty sure they're a lot cheaper now.
