Word has a mail merge feature that will let you merge information from a database into a document.

Possibly lease or rental software might be suitable? More like a real estate/hotel venture than products you sell, for sure. As someone who has worked with QB for several different types of companies, most people don't use it like an accountant would, nor take advantage of the built in tax tools.

Look into Freshbooks.com. It is excellent and you can program it to automatically bill your clients.
