What do you use to clean and protect the rubber on the slides?

And how often do you treat the material?

Fill a sock with baby powder and wipe them with it 4 times a year or every 3 months of use.

Aerospace 303. Available at most RV, big box stores. It's a spray on product containing UV protection.

I used to wash mine and after they dried, I'd use baby powder. Now I have changed to Aerospace 303. I use it on everything. I like that it has UV protection built into it.

There are a few different products for applications other than rubber but the one for rubber is the most popular.

Just received my gallon of 303 yesterday from Amazon Prime. Lots of applications for car and motor home!

303 is water based. Does it wash of with rain or only when washed?

In my experience there's always some protection after rain or washing. I treat my slide toppers twice a year and at each washing they've retained the ability to bead water - and there are usually a few rainstorms along the way. Recommend you go a little heavier on the first couple of applications - and make sure any surface is very clean...

Most O'Reilly auto parts stores now have 303 Aerospace protectant. If you don't see it you may want to ask about it anyway. At my store it was behind the counter cause the guy said there was no where else to put it at the time. Cheers.
