I have a 24 foot class c, 1992 with a Ford 460 drivetrain with 34,000 miles on it and it runs perfectly. Everything in the coach works but I need a new roof and that would exceed the value of the motor home. So what I'm toying with is tearing it apart closing the rear and putting a flatbed on the chassis with a small car and getting a 5th wheel.
I drive my motor home once a year from storage in NJ to somewhere south, set up and stay for the winter than drive back to NJ.
Does this seem feasible?
I live in NYC and have a small car and park on the streets.
Love to hear some thoughts.

Seems to me it will have to be a very small car to allow for room for the fiver hitch over the axle.

Go for the new roof. It will have some value if you ever decide to sell it. Butchered, not so much. You may be capable of doing a nice job, and make it work for you, but who would buy it after your done with it?

New roof is in the 4 to 5k range and I don't like the floor plan of the motor home all that much. It has little value to me as I would junk it and get a class A and tow the car. Going to do some research and make a few phone calls.
