And we do not want it to be a trailer park at all but a fun destinaton. That is really important to us. We have plenty of space to do as we want and it maybe that it is a small private place instead of a CG. Just getting lots of ideas here and that helps us either way with the planning and deciding.
If the town is truly all for it, see if they would be willing to pay half of the utility install or at least excuse any township or county building fees based on the revenue you will generate locally.

A guy up the road a few miles was building a small residential development (15 houses and a couple duplexes) he went to the city council and they forked over 30% of all utility placement costs and No tax first two years.

I think a community room would be a great addition. Could have various classes (sewing, quilting, watercolor, computer, etc) during the week, and serve as a place for potluck dinners, coffee and pie, ice cream socials or evening movies (big screen, comfortable seating) evenings and weekends. Perhaps (with pre-screening) allow campers to teach a class in return for their campsite. You could charge a nominal fee for classes to recoup.

If it's not much of a touristy area, this would give RVers something enjoyable to draw them there.

Cool If........

If there is going to be a community room make sure there is room for dancing. I'm not into movies, but I love ballroom.

Heh, heh! Yeah, what we envision a nude beach to be in our idyllic vision and what they really turn out to be are to different things altogether.

Very interesting thread...some very good ideas. I like wooded areas with trails and wildlife, but yet the idea of a pool and community/activities room is quite appealing...if only I was born rich.........

Life is always busy these days, but thought I woukd update as we are traveling. Heard back from the water co-op and they are willing to give us a lot of help with installations and since it will be a few years before we start building giving us a 10 year offer. We will use our own wells for grass etc. but city water for campers to use. Still nothing from the city or electic co-op.
