Mortgage Problem

I've heard some horror stories and have felt lucky but now I guess it's my turn.
Found out the other day that my mortgage is past due???? Made my payment last month and every month prior and also have a copy of the deposited check into the mortgage lenders bank only to be told I'm past due and have been charged a service charge. I've called, emailed and had my personal bank fax copies of every check I've sent them with the same bank deposit stamp on the back of the check but still NO satisfaction. The only promises I get is we'll call you tomorrow. The lady I faxed the copy of the deposited check to said, I forwarded it to my supervisor for review. I mean once you see that it has been deposited into your account is there any other question? Even the manager at my bank said there shouldn't be any question as to the problem, credit my account and let's move on. I've sent my most recent payment yesterday which is due Monday. We'll see what happens with this one. I had to download a copy of my last months statement, crossing out all balance due, interest and principal numbers and initialed each area with an explanation that I didn't get my most recent statement via email as I usually do each month. Also yesterday in the mail I received my past due notice and in a seperate envelope a letter stating it is my responsiblility to keep my mortgage information up to date. It asked for my (get this) mailing address, email address, pone number and when is the best time to contact me. Now how stupid was that? I mean if you didn't have my mailing address how could you send me this letter? Email address?? How did you send me my statements? Phone number?? How did you call me? When is the best time to get a hold of me?? ANYTIME. Well sorry to be so long but am just frustrated. I don't really know where to go from here other than our State Attorney General and file a complaint with them.

By the way if your'e looking to refinance, for sure DON'T use GREEN PLANET SERVICING LLC. I should also mention that my mortgage was sold to them about two years ago.

Sorry for your situation.

When we had a mortgage we signed up for auto-pay when it became available in the mid 90's. Had one issue like yours before auto-pay.

Payments on line with confirmation number from the payee. Otherwise, bill payer from your bank with a confirmation number that they sent the payment.

If you have your check dated when they deposited it there should not be a problem. Have you been late in the past sounds like they don't want your business.

Setup online banking and preset all bills to pay about 3 days early.

Check for average billing from by
Power company and auto pay that.

Bills good, no stamps and credit score great as result

Steve all good advise above... The primary concern I would have other than the late fee, (which can be waived if you whine hard enough), is your credit score. If you are less than 30 days late, it should not have any effect. If somehow, you have been late over 30 days or have what are known as "rolling 30s", you score could be severely impacted... thus hurting your chances of getting another loan. I would ask the servicing company CSR if they've reported any delinquencies to the repositories... If not, thats a major relief... I would immediately sign up for bill pay on your web banking, and start fresh. It will save you grief and a stamp. I would also get a "free" credit report online, just to make sure you know what's on there...

Thanks for everyones input. To answer a couple of questions first, NO I have never been late with a payment. My thought was the loan is at a point where they don't make much interest and may want me to just pay the loan off. The bank povided them with every check I had ever sent with the dates of the deposits and they also wanted to check that the deposits were all to the same account which they were.
As far as the credit report, I have run that and this company has never reported to them since they have taken over the loan. The previous company is on the report but since this one has taken over there is nothing.
Anyway as an update the issue has been resolved and I WILL be going down to my bank today to set up the automatic on line banking. As mentioned it will save an envelope and a stamp and hopefully avoid any future problem. Thanks!!

I received something like this once and my reply to them was, I have all of my documentation to the contrary that you are implying. Feel free to take any step you feel necessary, my lawyer loves taking clown's like your firm to court. Your actions will assist in paying for several paid vactions by your inept firm.
All future mailings will be forwarded to our Law firm.

And in the meantime this type of response to the financial institution that has a payment problem and over time will do what for your credit rating? While you pay your lawyer hundreds of dollars a hour to straighten something out that you could of done yourself just like Steve did. Now he has even more money for his vacations.......(no lawyer fee's)

I've had the same problem even when using my bank's autopay service. It turned out the lender had changed the service address for payments and just assumed I would notice the new address on the paper statement (that I no longer even viewed). They kept processing payments to the old address for several months but eventually stopped and suddenly I had a non-payment notice. While trying to sort it out, my bank received a notice of a returned payment and I put 2 + 2 together and figured it out. The lender quickly removed the non-pay from my account once they realized what had happened, so no long term impact.

Everybody has their own way of handling their finances. This is not my way and in my experience doesn't resolve anything...

That's a good point Gary RVRoamer. I'll have to keep an eye on the mailing address that the payments go to. Funny or not the payment that I just sent in for the April payment was posted within two days from it leaving the mail box and I received an email already to looke at my May statement. Anyway even with the online bank payments I'll keep an eye on everything. Thanks guys you've been great with the suggestions.

You know this is getting funnier by the minute. I no sooner leave this site with my last post and go back to the mortgage co. site to check the mailing address. Guess What???? There is a NEW P.O. Box number for the next payment. I sent the last payment just a few days ago as mentioned to the P.O. Box that I have always sent it too (and that check has been deposited) and now there is a new one. ?????? I guess this just might become a fulltime job. And I though I was retired??? I'll make another trip down to my bank tomorrow morning and see what they think about this. Might entail another phone call. This is getting nuts.

There's only one person you can count on, and that is you. Stick with this rather ugly situation to the end. The end is when the mortgage company sends you notice that everything is okay and late fees were deleted.

Who said retirement was easy ?
