Just in case anyone is wondering, I've told the owner I'm passing on by.

May investigate importing one, though one from the UK would be less hassle. Anyone know of any 23 footers?

Oh Steve you are right. I did miss that rear seating area. Maybe you should look at it again...............NOT.
