Last one for the day or week

What is this ceiling material? It feels rubbery.
These are the two worst areas and I wondered if it can be painted or ?
and how to stick the sagging but otherwise undamaged sections back smooth?

IMO that looks like water damage ,is it leaking? I would make sure the roof is sealed good first.

That sagging (the inside picture in the hallway) was there when I bought the unit and the marks to that other section are nothing but greasy gooey type stuff and I've been checking in all the nooks and crannies since the torrential rains and unless something is going in the walls, there has been nothing falling into the unit itself. In fact, with it sitting in my driveway, I can watch all the water trail down the ity bitty "gutters" and door seams or down the back of my shirt when I open the door, LOL
I was going to remove the skylight and vent fans to clean them up or replace them, reseal all that and then coat the roof with ? until the guy at Mobile Mart asked if the roof is aluminum or rubber and also I had read that once a roof has those "leopard spots", its too late to recoat.
True or false?

I still have tires, shocks, one more rotor in the rear and a sway bar and stabilizer to go so massive pricey roof repairs are not of utmost importance at the moment.
