This was the under bed storage. Now it's home for three of our dogs. ❤️

The two center doors make one large bed. The two sides are boxed in to make two rooms per side.

We've noticed that the furnace and hot water heater are both producing soot! The stovetop is burning clean, blue flame, but it only goes to about a medium flame, like not enough pressure. Maybe a regulator problem?

Could be pressure but likely need to be cleaned and adjusted.
If the air mix is not correct due to a muddauber nest blocking it the flame will be yellow and dirty.
Locate the owners manuals or service manuals and follow the cleaning and adjustment procedure and you should be good.
Should not need any special tools.

This is probably the best bet. But on the off chance you replace the regulator make sure you replace it with a two stage regulator like the one you likely already have in it. There should also be a valve just after the regulator that is electrically connected to your propane detector. You would want to make sure that's connected back up correctly as well.
If you have an completely internal propane tank that is a permanent mounted version like what I had Looking into the regulator would be a great time to install an inexpensive upgrade like this one: Robot Check
That will enable you to use an external propane tank + fuel something else like a grill from either your internal or external tank. If you have removable bottles already it probably doesn't matter. If you ever want to stay long term somewhere or use a portable propane bottle without having to drive off and get your internal tank filled it's a great upgrade.

We took her to the LP store. Had her filled up, onboard tank held 42.1 gallons. Sticker shock! We have the upgraded valve system you mentioned. We'd had a small tank hooked to it, used it to test the stove, furnace, and water heater. We had them test our pressure, it's fine, not the regulator. Looks like a good cleaning's in store. Thanks for the advice and encouragement.

Can I ask what you paid per Gallon.? I paid $1.99 a gallon in Az. Back home Minn. It's $ 1.69 per gallon. Oklahoma, $ 2.07 per gallon.
Thanks,
tim

I don't know the exact ppg, we got 42.1 gallons for $112, so roughly $2.75 a gallon. Outrageous for a state that produces the stuff! It's actually cheaper to buy the small tanks at Walmart by the gallon than to refill at a filling station.
