Looking to leave cold Minnesota in the next few years a someone claimed that Cookeville, TN is heaven on earth. I Checked the real estate prices and was surprised to find that a nice 3 bedroom home is around $100K. My wife is worried about the lack of water in Arizona, I don't like the bugs and humidity of Florida, and Texas just doesn't seem to appeal to us.

Can anyone tell us about Cookeville, year around weather, humididty, bugs, etc. etc.

We live about 40 miles of Cookeville. As for the weather, there is a saying around here. Wait 24 hours and it will change. This week we have snow to 65deg. in the week! Now it is raining and about 45deg. Cookeville is higher than here, but not much. We get around 50" of rain a year. Temp ranges are modist. Mid teens in Winter to upper 90's in Summer. Yes we have bugs, BUT no black flies. You can do anything you want from Cookeville. Lakes to rivers to hills. Right now it is about 45deg and light rain. No state income tax, but 10% sales tax. Cookeville is a "little big city". Lots of nice country side to live in. Try to contact rvtn on the net and ask him.

Hi Dave,

Well we went the opposite way, moved from Florida to Tennessee. First we bought 2 acres of land in Crossville which is about 35 miles or so East of Cooksville. Great little area. Then while at the wifes cousins house in Savannah TN, we took a side trip Waverly TN to check out Loretta Lynn's ranch. Stopped in town and found out about some 5 acres going on the auction block. Contacted a real estate agent and he showed us the property. Very nice, has a house, well and septic system, cleared with a tree line around the property. Fell in love with the place, when to put a bid in and found out that they were going to auction it that monday, so had the agent tell the seller that we were going back to Florida and had the agent bid it on the court house steps. Got it for 6k less than what we offered. Now getting it fixed to the way we want it. Oh the other 2 acres, were listing them for sale. Tennessee is a great place, yes the sales tax is high, but it only cost me $39.00 to registered the motorhome, a 38 foot diesel pusher. There is a campground in Crossville called the BeanPot. Just off of exit 322 on I-40. Nice area. Good luck on finding the right spot. I lived in Chicago for 20 some years, then went to Florida, bad move. Love it here. All the best.

Dave,
That is funny this is the area I am looking in as well, since i can retire within a couple years. While we are at the National, we will take a ride to explore a little more. I am also going to look into Greenville, which is eastern Tenn in the smokies, 40 miles west of Ashville NC. NYMoose - I think Greenville has a wheel tax added to the cost of tags. You may want to check on this since I'm not sure what the amount is.
